In our field, as with any profession, we have a strict ethical code. We have many obligations as appraisers but our primary duty is to our clients. Most of the time, in residential practice, the appraiser's client is the lender ordering the appraisal. Appraisers have rules and regulations they must follow, including keeping many matters private for their clients a homeowner, if you want to obtain a copy of the appraisal document, you should get it through your lender. Other obligations also include, numerical accuracy depending on the assignment's nature, acquiring and sustaining a particular level of competency and education, and of course, the appraiser must behave in a professional manner. Appraisers can also have fiduciary obligations to third parties, such as homeowners, both sellers and buyers, or others. Normally the third parties are explicitly defined in the appraisal report. An appraiser's fiduciary roll is only to those third parties who the appraiser knows, based on the scope of work or other written parameters of the job. There are also ethical duties that have nothing to do with whom we share information. Other unprofessional practices may be established by state law or professional societies to which an appraiser belongs.
